Terms and conditions of use of accommodation at Royal Apartments
§1 SUBJECT OF THE REGULATIONS
- The Terms and Conditions define the rules for the provision of accommodation services, liability and staying on the premises of the premises at 1 Zenona Klemensiewicza Street in Krakow in Royal Smart Apartments Cracow and are an integral part of the agreement, which is concluded by making a reservation electronically or paying an advance or the entire amount due for the stay in the premises by the Tenant. By performing the above actions, the Lessee confirms that he has read and accepts the terms of the Terms and Conditions.
- The regulations apply to all persons staying on the premises of the rented premises
§2 OVERNIGHT NIGHT
- The premises at 1 Zenona Klemensiewicza Street are rented for overnight stays.
- The overnight stay lasts from 2 p.m. on the day of arrival to 10 a.m. the next day.
- The Tenant should submit a request for an extension of the overnight stay by phone at (+ 48) 570-830-420, or by e-mail: zarzadzanie.apk@gmail.com . The manager may not take into account the wish to extend the stay in the case of using all accommodation places or in the case of tenants who do not comply with the applicable regulations.
§3 RESERVATION AND REGISTRATION
- The Landlord has the right to refuse to provide the service to the Tenant who: - fails to provide a valid identity card - is under the influence of alcohol or other drugs - grossly violated the above Terms and Conditions during the previous stay
- The applicable prices are gross prices and include costs related to rent, central heating, supply and consumption of electricity, water and sewage disposal and the use of equipment of the premises.
- Children under the age of 13 must be under the constant care and supervision of adults throughout their stay at the premises. The children's legal guardians are responsible for the children's behaviour, including any damage or damage caused.
- A reservation is called a guaranteed reservation if a deposit of 30% of the value of the accommodation service is paid within 1 working day of making the reservation. Failure to pay a deposit may result in cancellation.
- The deposit is non-refundable, except for reasons attributable to the Administrator, so we kindly ask you to think about the dates of the reservation.
- In the event of the Tenant's resignation from the stay during the overnight stay, the Landlord does not refund the fee for the remaining part of the stay.
- The number of people checked into the property must match the number of people indicated in the reservation. For each additional person, Royal Apartments has the right to add an additional fee to the reservation
- Persons who are not registered are not allowed to stay in the premises after 10 p.m.
- If, at the request of the staff, unregistered persons do not leave the facility after 10 p.m. or do not pay an additional fee for the accommodation of additional persons, the facility has the right to call security or law enforcement services (police, municipal guard)
§4 SECURING THE PREMISES
- The tenant is obliged to properly secure the premises, which means closing the front door and windows each time they leave it. You should also store your keys carefully so that third parties cannot access them. It is forbidden to take the elements of equipment out of the premises.
- It is not possible to share or transfer the premises to third parties. The premises may be used by the number of people agreed with the Manager, but not more than indicated in the offer for individual premises.
- The tenant undertakes to maintain the rented premises in proper condition.
- The manager does not consent to smoking cigarettes or other stimulants inside the premises.
- The manager does not agree to the stay of animals in the premises without prior agreement on this fact
- Persons who are not registered in the premises can stay in it from 8:00 a.m. to 10:00 p.m.
- For additional persons staying in the rented premises by the Tenant after 10:00 p.m., a fee will be charged in accordance with the applicable price list.
- The manager and staff of the premises do not have the right to enter the rented premises without the Tenant's permission. The right to enter the rented premises is left to the Manager or his representative in the event of noticing threats to the safety of the Tenant and the persons staying or in the event of non-compliance with these regulations by the Tenant and the persons staying there, which may result in the immediate removal of the Tenant from the rented premises without a refund of the amount for the unused rental period.
§5 RIGHTS AND OBLIGATIONS
- Liability: The manager is obliged to provide conditions for the Tenant's unhindered stay in the premises.
- The Administrator declares that he is not responsible for things belonging to the Tenant that were damaged or left by the Tenant in the premises during and after his stay.
- The Tenant is obliged to inform the Administrator about any damage and damage immediately after their occurrence.
- The tenant is liable for any damage or destruction of equipment and technical devices located in the premises, which arose directly from his fault or from the fault of the persons visiting him. The Administrator reserves the right to repair the damage caused by the Lessee and charge him with the costs.
- The tenant undertakes not to transfer/make the premises available to third parties, neither during his stay in the premises, nor even more so after its completion.
- In the event of damage to the premises in a way that makes it impossible to rent it to subsequent tenants, the Administrator reserves the right to charge the Tenant who was responsible for renting the premises with the costs of unfulfilled reservations at the time of removing the damage resulting from his fault.
- The tenant is obliged to maintain silence at night between 10:00 p.m. and 8:00 a.m.
- The Administrator reserves the right to assign the Tenant another premises of a similar standard and similar location if, for reasons beyond the control of the Manager, the premises selected by the Tenant will not be available. In the event of a lack of vacant premises, the Manager has the right to cancel the reservation.
- The Tenant bears full responsibility for the use of the Internet connection in the rented premises and for the content and files sent as well as the content and files downloaded.
- The Administrator is not responsible for the occurrence of failures beyond his control, e.g. interruptions in the supply of water, electricity, TV signal, Internet signal, etc.
- Items left by the Tenant after the termination of the lease will be sent back (at the Lessee's express request) at the Lessee's expense to the indicated address. Things left in the refrigerator will be thrown away.
§6 CONDITIONS OF USE OF THE PREMISES
1. It is forbidden to organize parties, special events, and generally disturbing the peace in the premises. In the event of intervention by the Police, the Municipal Guard, complaints from neighbors or the building administration, the Manager reserves the right to impose a penalty of PLN 1500 on the Tenant and immediately remove the Tenant from the rented premises without reimbursement of the amount for the unused rental time.
2. The Tenant and third parties invited to the premises by the Tenant are responsible for all damages to the rented premises and the building.
3. It is forbidden to register any business activity or other activity in the premises, especially those related to receiving customers.
4. The above provisions are not violated if the nature of the lease of the premises assumed that it was made available to its employees, associates or contractors on a permanent or temporary basis. This type of rental should be reported when making a reservation.
5. The tenant is forbidden to replace locks and make keys to the premises on their own.
6. The tenant has no right to make alterations or other changes to the premises
7. The tenant undertakes to use the premises and the equipment handed over with it in a manner consistent with its purpose.
8. Failure to submit comments and reservations as to the technical condition at the time of moving into the premises by the Tenant is tantamount to the fact that the premises were put into use in a condition that did not raise any comments and reservations from the Tenant.
9. The tenant undertakes to leave the premises in the condition in which they found it.
10. Due to the requirements of fire protection in the rented premises, the Tenant is not allowed to use any devices or apparatus powered by electricity or gas, which are not equipped in these rooms and may create a fire hazard, e.g. electric heaters, radiators, gas burners. It is forbidden to bring flammable materials, explosives and materials with an unpleasant odor into the premises.
§7 GENERAL RULES OF ORDER
- A tenant renting a premises is obliged to comply with the rules and regulations in force in the building where the premises are located.
- The tenant is obliged to take care of and protect against damage or devastation the parts of the building intended for common use, such as staircases, corridors, other utility rooms and the building's surroundings.
- The tenant undertakes to use the housing estate infrastructure in accordance with its purpose, and in particular not to pollute pavements, streets, lawns.
- There is an absolute ban on smoking in the stairwells in the buildings.
- The Tenant is prohibited from making excessive noise on the premises and common areas of the building in which they are located, causing unpleasant odors, or other things that disturb, harm or irritate other tenants of other premises.
- Smoking and lighting candles is completely prohibited in the premises. Failure to comply with the ban may result in a fine of PLN 500.
§8 Additional provisions
- The Lessee undertakes to immediately inform the Administrator of any situations the occurrence of which would be inconsistent with the regulations by contacting them by phone at (+ 48) 570 830 420
- The Tenant makes every effort to provide its Tenants with a comfortable and undisturbed stay in the premises provided by them. Any objections and comments regarding the actions and performance of the Administrator's obligations should be reported immediately after they occur or are noticed, in order to enable the Administrator to take appropriate steps to resolve the problem.
- Reservations as part of the rental of premises can only be made by adults who can show an identity card or passport. Minors may live in the premises only in the company of adults.
- In matters not regulated in the following regulations, the provisions of the Civil Code shall apply. The court competent to settle any disputes is the court with territorial jurisdiction over the registered office of the Administrator's company.
